Buying a static holiday home can be a wonderful experience, giving you a bolt hole in the heart of the Peak District to escape to whenever you want. However, particularly for first time buyers, the process can throw up many questions. We have tried to answer some of these below.
When is the Park open?
We have a 10-month season, from 1st February to 30th November.
What does the sale price include?
The sale price will include the current season site fees (unless otherwise stated) & all connections.
What are the current annual site fees?
The site fees for 2021 were £2,885.
What is included/not included in the site fees?
Rates, water, park maintenance & security are included within your site fees. Electricity (charged at 15p per unit), gas and end of season drain down/reinstatement are not included in the site fees. You will be required to take out insurance for your new home and provide us with a copy of the certificate. An annual gas safety check must be performed, and a copy of certificate provided.
When are the site fees due?
The site fees are due, in full, by the first day of the season, 1st February. We do offer an early payment discount (circa £60) for invoices paid in full before Christmas.
Can I rent out my holiday home?
Friends & family are allowed to use your home but renting out is not permitted.
Can I live in my holiday home?
No, we are a holiday park, not a residential park, therefore you are not permitted to stay on the Park permanently. Proof of residency in the form of a council tax bill will need to be provided annually.
What is the contract period on the home?
The contract period will be specified upon purchase. You will be contacted towards the end of the contract period to discuss your options. At the end of your contract, you can either remove the van from the Park or we can dispose of it on your behalf, there will be a charge for either option.
Can I install decking, shed or garden etc on the plot?
This would very much depend on the plot, some already have gardens & others there is the potential to create one if desired. However, all such works to pitches, as well as the installation of decking or sheds, must be preapproved by the Park & be maintained by the caravan owner.
Is there WiFi on the Park?
There is free Wifi on the Park, however it is a shared service throughout the park, so the service is limited. Our Broadband provider, Derbyshire Broadband, can arrange a dedicated connection on a contract basis billed directly to you.
What happens if I wanted to sell the van mid-way through the contract period?
We would agree a sale price with you and advertise the van and arrange viewings. 15% + VAT commission is charged on all sales. Gas & electrical safety checks must be completed before the sale can take place.
